      That seems pretty cheap to me. They will probably build 3 houses per acre. I know it is desert but the valley is only so big and just about filled up. It is right off the expressway. People are moving to Phoenix in groves (hope they take some water with them).

        Clem, That part of the Valley (all parts for that matter) are placing 4 to 6 homes per acre. There is a tremendous amount of growth on the East side and the MPG sits in the middle of it. The land is very desirable (or at least will be in 4 years when the demand comes back) Eric

          to me,but what do a know as we only got $18,000 a acre when we sold the farm.

            I agree. My last house in Scottsdale was on a 5,000 Sqft lot. House was built to min set backs on all sides. Not fun. Eric
