I actually cleaned the floors with muratic acid first versus the citric acid cleaner that comes in the kit. (use a respirator if available and have the room well ventilated and use fans when doing this part). Once cleaned the water based epoxy is simple to allly if you follow the instructions for the activation requirements and application procedures. At the same time you can add sprinkles i.e. paint chips to give the floor som pizazz. The standard Rustoleum comes in brown and gray. I have used both and like the brown better. The paint can be custom tinted as well but I recommend not doing that as color matching from can to can is problematic at best. This is not the best floor coation available but it is a DIY job and is very inexpensive. So far all my applications have lasted better than I expected including my barn which gets a lot of heavy wear. I will admit if you drop a 5 pounf sledge hammer on the floor it will chip.
          Exactly! That is what I used - Rust-O-Leum water based epoxy. And here is the good news, if for what ever reason it gets to look a bit shabby after a few years, it is easy to clean and you can apply a second coat over it to bring it back to a like new appearance. Jimmy suggested sprinkling colored flakes on the epoxy for - what ever reason. I did not do that --- a nice gloss solid grey, wall to wall, looks great -- I think. Think about this - have you ever seen a pro-shop with "sprinkles".... me neither.

                              epoxy.jpgept the room temp around 70 degrees. I diamond grinded my floor even though no car had even been on the floor by the prior owner. It was laborious but worth it as the floor was "virgin" clean. Laying the product was the easy part. Base coat one day, top coat with flake the next day then the clear. I put aggregate in high traffic areas to prevent my little ones from falling. Came out fantastic in my opinion. Oil/gas resistant (allegedly, but i did have some oil on the floor for days that i didn't notice and it wiped up with a paper towel. Other NCRS buddies have used it and the put me onto it. Company is called Epoxy-Coat. FANTASTIC cust service...I must have called Tracy 100 times before doing it myself.
                              With the size of your garage, that's a piece of cake.....I'd do it..results were worth the effort.
